These terms govern your use of pipermorettirealestate.com. By using this site, you agree to them. They are written to be read, not to be skipped — if anything here is unclear, ask me before relying on it.
1. Who You Are Dealing With
This site is operated by Piper Moretti, a licensed California real estate broker (DRE 01974746), affiliated with Astra Realty Collective, Inc. (DRE 02221082). References to "I" and "my" mean Piper Moretti.
2. Information Here Is General, Not Advice
Everything on this site — market analysis, pricing commentary, days-on-market figures, neighborhood descriptions, guides, blog posts and FAQ answers — is general information about the South Bay market. It is published to help you think, not to tell you what to do.
Specifically, none of it is:
- Legal advice. I am not an attorney.
- Tax or accounting advice. Talk to a CPA about basis, capital gains, or exchanges.
- Financial or investment advice, and nothing here is a recommendation to buy or sell any particular property.
- An appraisal. A home valuation I prepare is a broker's opinion of value based on comparable sales, not a licensed appraisal, and lenders will not accept it as one.
Real estate decisions turn on facts specific to you and to the property. Before acting, get advice from a professional who knows your circumstances.
3. Market Data Changes
Market figures on this site are accurate to the best of my knowledge on the date written and go out of date quickly. Inventory, rates, and prices move. Nothing here is a guarantee or projection of future value, appreciation, rent, or return.
Listing information, where mentioned, is deemed reliable but not guaranteed. Square footage, lot size, permit status, school assignment, and HOA terms should be independently verified by you and your inspectors before you rely on them. School district boundaries in particular change, and a mailing address does not determine school assignment.
4. Using This Site Does Not Make You My Client
Reading this site, downloading a guide, subscribing to updates, or sending me a message through a form does not create a broker-client relationship, and does not make me your agent or fiduciary.
A representation relationship begins only when we have both signed a written agreement — a listing agreement or a buyer representation agreement. Until that is signed, I owe you honesty and fair dealing, but not the duties an agent owes a client.
If you are already represented by another broker, nothing here is an attempt to interfere with that agreement, and you should direct enquiries to your own agent.
5. Equal Housing Opportunity
I am committed to the letter and the spirit of United States policy for the achievement of equal housing opportunity throughout the nation.
Federal law. The Fair Housing Act (42 U.S.C. § 3601 et seq.) makes it unlawful to discriminate in the sale, rental, financing, or advertising of housing because of race, color, religion, sex, familial status, national origin, or disability. Since 2021, the Department of Housing and Urban Development has enforced the Act's prohibition on sex discrimination as including sexual orientation and gender identity, following the Supreme Court's decision in Bostock v. Clayton County.
California law. The Fair Employment and Housing Act and the Unruh Civil Rights Act extend that protection further, adding characteristics including marital status, ancestry, source of income, age, citizenship, primary language, immigration status, military or veteran status, and genetic information.
Every property referenced on this site is offered on that basis. I do not discriminate on any of those grounds, and I will not act on an instruction from a client or a seller to do so.
Steering
I will not answer questions about the racial, religious, or ethnic makeup of a neighborhood, or characterise an area as "good", "bad", "safe", or "family-friendly". That is not evasion and it is not me being unhelpful. Answering is steering, it is unlawful under the Act, and it substitutes my judgment for yours on a decision that is yours to make.
What I will do instead is point you to the primary sources — U.S. Census and American Community Survey data, California Department of Education school performance reports, local police department crime data, and city planning records — so you can research whatever matters to you and reach your own conclusions. If you want to know whether an area suits you, visit it, at different times of day.
Accessibility and reasonable accommodation

Reporting discrimination
If you believe you have experienced housing discrimination, you can file a complaint with HUD at hud.gov/fairhousing or with the California Civil Rights Department. You do not need my permission or involvement to do so, and I will not retaliate against anyone who does.
6. Content and Copyright
The text, guides, photography, and market analysis on this site are my work and remain my property. You are welcome to read it, print it for personal use, and quote a short passage with attribution and a link.
You may not republish substantial portions, present it as your own, or use it to train a commercial model without written permission. Photographs of properties may be subject to separate copyright held by the photographer or listing brokerage.
7. Links to Other Sites
Where I link out — to a school district locator, a lender, a government resource — I do so because it is useful, not as an endorsement, and I do not control what those sites publish or how they handle your data. Their terms and privacy policies apply once you leave here.
8. Communications and Wire Fraud
If you contact me through this site, you consent to my replying by email, phone, or text about your enquiry. See the Privacy Policy for how I handle your details.
Wire fraud is the most serious risk in a real estate transaction. I will never send you wiring instructions or a request to change payment details by email. If you receive anything purporting to come from me, my brokerage, or an escrow company that asks you to send money, stop and call me on 424-218-6624 using the number from this site rather than one supplied in the message.
9. Availability
I aim to keep this site accurate and available but do not guarantee it will be uninterrupted or error-free. I may change, move, or remove content at any time. Where a page moves, I redirect it.
10. Limitation of Liability
To the fullest extent permitted by California law, I am not liable for any indirect or consequential loss arising from your use of this site or reliance on its general information. Nothing in these terms limits liability for fraud, for personal injury caused by negligence, or for anything else that cannot lawfully be limited — and nothing here limits the duties I owe you once we have signed a representation agreement.
11. Governing Law
These terms are governed by the laws of the State of California, and the courts of Los Angeles County have jurisdiction over any dispute. If any provision is found unenforceable, the rest continues to apply.
12. Changes
If these terms change, the effective date above changes with them. Material changes will be described here rather than made quietly.
