1. Introduction

Welcome to pipermorettirealestate.com. I respect your privacy and am committed to protecting your personal data. This Privacy Policy informs you how I handle your personal data when you visit my website, use my lead-capture forms, or interact with my real estate services.

2. The Data I Collect

I may collect, use, and store different kinds of personal data about you, including:

  • Identity Data: Name, username, or similar identifiers.
  • Contact Data: Email address and telephone numbers.
  • Technical Data: Internet protocol (IP) address, browser type and version, and the pages you requested, recorded in the server logs kept by my hosting provider.
  • Usage Data: Information you give me about what you are looking for, such as a price range, neighborhood, or timeline.

3. How Data is Collected

  • Direct Interaction: You give me your Identity and Contact data by filling out a form on this site — a contact form, a guide request, a valuation request, a home search request, or a newsletter sign-up. Everything I hold about you, you typed in yourself.
  • Server Logs: My hosting provider records standard technical data for every request, as any web server does. This is used for security, for troubleshooting, and to count visits. The counting is done by my host from those logs after the fact, and what I see is totals — how many people read a page, and which site sent them. I cannot identify you from it.
  • No tracking: This site sets no advertising or analytics cookies, runs no tracking pixels, and loads no analytics script of any kind — no Google Analytics, no comparable tag. Nothing is added to the page to watch you, and nothing follows you to other websites. There is no cookie banner because there is nothing to consent to.

4. How I Use Your Personal Data

I will only use your personal data for the following purposes:

  • To answer the question you asked, or send the guide or report you requested.
  • To set up a property search on your behalf when you have asked for one.
  • To provide market updates you have subscribed to, until you unsubscribe.
  • To manage my relationship with you, including notifying you of changes to these terms.

5. Disclosures of Your Personal Data

I do not sell your personal information, and I do not share it with lead-generation networks or other agents. I may share it with:

  • Netlify: Hosts this website and processes the forms on it. Form submissions are delivered to me by email and stored in that account.
  • EmailOctopus: Delivers market updates, and only if you have subscribed. Unsubscribing removes you from it.
  • Astra Realty Collective: My brokerage, where required for transaction compliance and reporting.
  • Legal Requirements: If required by law or in response to a valid request by a public authority.

6. Property Searches

This site does not display live MLS listings and does not run an IDX feed. When you ask for a home search, I set one up for you through my brokerage's MLS access and the OneHome portal provided by CRMLS. At that point your name and email are entered into that system so it can send you listings directly. You can ask me to stop that search at any time.

7. SMS/Text Messaging (TCPA Compliance)

Phone number is an optional field on my forms. If you give me one, you may receive a call or a text about your enquiry.

  • Consent: By providing your number, you consent to be contacted about what you asked for. I do not use it for unrelated marketing.
  • Opt-Out: Reply "STOP" to any text, or tell me, and it stops.

8. Data Security

I have put in place appropriate measures to prevent your personal data from being lost, misused, or accessed without authorization. The site is served entirely over HTTPS, so anything you submit is encrypted in transit.

No payment details are ever collected through this site, and I will never ask for a Social Security number, bank details, or wiring instructions by email. Wire fraud is a real risk in real estate: if you receive payment instructions that appear to come from me, phone me on the number below to confirm them before sending anything.

9. How Long I Keep Your Data

I keep enquiry records for as long as needed to help you, and afterwards only as long as required for real estate record-keeping obligations. Newsletter subscribers are kept until they unsubscribe. Ask me to delete your details and I will, unless a law requires me to retain them.

10. Your Legal Rights

Under certain laws, including the California Consumer Privacy Act, you have the right to:

  • Request access to the personal data I hold about you.
  • Request correction or erasure of it.
  • Object to its processing for marketing purposes, and unsubscribe at any time.
  • Be told what I collect and who I share it with, which is what this page is for.

I do not sell or share personal information as those terms are defined by the CCPA, so there is nothing for you to opt out of.

Children under 16 are not the intended audience for this site, and I do not knowingly collect their data.

11. Changes to This Policy

If this policy changes, the effective date at the top of the page changes with it. Material changes will be noted here rather than made quietly.
